Landlord Services
These may include the following areas-
Quality checks - We inspect your property, on an informal basis without obligation, advise on rental value and the best way to approach the letting in general
Safety Regulations - We will advise you on compliance with regulations and advise on safety certification to ensure compliance with;
The Gas Safety (Installation and Use) Regulations 1998,
The Furniture & Furnishings (Fire) (Safety) Regulations 1998 (as amended),
Smoke Detection Act 1998
(Failure to comply with these regulations may lead to criminal and civil proceedings resulting in a fine and/or imprisonment)
Maintenance advice - Advise on general maintenance or repairs
Landlords Insurance advice - Specialised insurance schemes for building, contents, legal expenses etc (we can advise you on companies to use and contacts)
Advertising - Via the internet (including pictures and text)
Viewings - All viewings will be made by appointment, viewings will include meeting with the prospective tenant and completing the relevant 'Tenancy Enquiry Form' to hi-light smokers, pets, children etc, at this time, you can meet the prospective tenants if you wish.
Tenant Vetting & References - When terms are agreed, we carry out a thorough referencing process to verify that they are the right tenants for you, using a screening process that includes credit checks
Preparation of Tenancy Agreements - To comply with the conditions set out in the 1988 Housing Act as amended by the 1996 Housing Act (Assured Short hold Tenancies minimum 6 months durations)
Recording of meter readings - Record meter reading and liase with the Electricity, Gas, Water and Local Council on your behalf (if required)
Tenancy deposit scheme - Advise on which tenancy deposit scheme to use and advise at the end of the tenancy so that you are satisfied that the property is left in a clean and tidy condition, and that no damage to the property have been made
Collect deposits/bonds - We will collect the deposit/bond at the beginning of the tenancy
Legal Formalities - We see that all relevant papers are signed and formalities completed before the tenant is handed the keys
Documentation and monies - We can forward monies and documents to the Landlord
Property Inspection - Regulate property inspections during the Tenancy

Inventory writing service - A thorough and reliable inventory checking service is available to you, prior to the tenants occupying the property, this includes photographic and textual evidence. There is a one off fee for this service, please refer to our price guide.
Rental income estimates - If you require an estimate on the rental income of your property, we will write to you informing you of the estimated rental income for the property, however a viewing would be required. There is a one off fee for this service, please refer to our price guide.
Credit checks - If you require a credit check for an existing tenant or a new tenant, we are able to offer this service for a one off fee, Please refer to our price guide for relevant costs.
Rent Handling - We can include a rent collection service where required, even if we are not managing the tenancy although this is usually collected on a monthly basis from the tenant to the landlord by Standing Order. Please refer to our price guide for relevant costs.
Tenancy renewals - If you require a renewal of an existing tenancy, we offer the service to complete the relevant documentation, professionally written, with a copy for both your tenant and yourself. There is a one off fee for this service, please refer to our price guide.
Rent Collection - If you require your rent to be collected, we will make a collection at an appointed time, if we are unable to collect the rent at that time an extra discounted charge will be added for each visit. Please refer to our price guide for relevant costs.
Landlord Gas Safety Certificates - Within our management packages, we will have your property central heating checked and certified by a corgi registered engineer, ensuring that all gas appliances are safe. There is a one off fee for this service, please refer to our price guide.
Energy Performance Certificates (EPC) - From 1st October 2008, all landlords with Buy-to-Let properties in England & Wales will be required by legislation to provide an Energy Performance Certificate for new tenants (extending to Scottish properties from early 2009).
What is an EP
Energy Performance Certificates give tenants information on a property's efficiency and environmental impact, helping them to identify properties with higher energy efficiency and lower fuel bills. An EPC uses a scale of A-G (A being the most efficient, G the least efficient), and gives information on the property's impact on the environment.
Why have EPCs?
In a competitive rental market, you need to make your properties as attractive as possible to potential tenants, and now that every tenant has the right to view an EPC for a property, ensuring that you have this certificate available is crucial for marketing your properties - and from October it will be compulsory. Providing an EPC for your properties will ensure that you're in line with legislation, help you keep ahead of your competition, and give potential tenants peace of mind.
Within our management packages, we will have an energy efficiency survey conducted as part of our management packages for you. There is a one off fee for this service, please refer to our price guide.
Tenant Services
An administration fee will be charged to set up your tenancy, please refer to our price guide for fees. This covers:
Accompanied viewings - All viewings will be made by appointment, viewings will include meeting with the prospective landlord and viewing the property.
Referencing - When terms are agreed, we carry out a thorough referencing process, references may include;
an employer
a previous landlord
Credit checks - A full credit check will be conducted with your permission
Preparation of the tenancy agreement - To comply with the conditions set out in the 1988 Housing Act as amended by the 1996 Housing Act (Assured shorthold tenancies, minimum of 6 months duration), an appropriate tenancy agreement will be created, a copy will be given to the tenant and the landlord.
Preparation of tenancy documentation - All other tenancy documentation that is required will be completed, this includes the Housing Act documentation, a copy will be given to both the tenant and the landlord
